What you need to know:

Length of Term: Most leases are signed for 1 year term. Shorter term rentals are not common.

Deposit Cheque: First and last month is typically required as deposit in bank draft or certified cheque within 24 hour upon acceptance of application. On move-in day, balance of 10 post dated personal cheques are handed to the landlord; there may be key deposits.

Renew/Terminate Lease: All Tenants must give their landlord 60 days written notice prior to moving out and you may also renew the lease or continue on a month-to-month basis.

Smokers: Often Landlord request for non-smoker tenants due to the odor smoking can cause indoors. Although it is illegal to discriminate against smokers, there is no guarantee for Landlord to accept you as their tenant.

En-suite Laundry: Most of the modern condos provide en-suite laundry. However, older condos may have common coin-operated laundry area for resident use only.

Pets: Some condos have restriction on pets. These usually go by weight and size. Please note the pet section to see if condo management allows pet or not.

Parking: Suite with parking typically costs $50~$200 premium over similar unit without parking.

*tips: If not needed, it is possible to rent the parking space to other resident of the condo.

Elevator: It is up to the tenant to book the elevator through condo management. Our agent will provide contact number to reach. Please note that there may be refundable deposit for the elevator.
